Team Salpare Bay has already had a busy summer. April 5th over 200 people joined us for the opening of our completely redone Presentation Center. In May, the construction crane arrived and rose high above the site of our first building. On June 23rd, we celebrated our Ground Breaking. July 4th was a spectacular day, ending in a party with over 300 people, many who came by boat, enjoying an evening of friends, fun and food, concluding with “The Largest Fireworks Show West of the Mississippi!”

Ask The Builder

Q: Why did you choose to use a principally concrete construction system for Salpare Bay? What we see in other places is usually stick frame.

A: In a word: Quality. If you’d like another word: Privacy! The concrete systems we are using for our floors, exterior walls and our demising walls between residences is much more typical of a 5-star resort hotel, where the owner is more concerned about reducing noise transfers and decreasing the lifecycle costs than simply keeping initial construction costs low. We feel strongly that Salpare Bay is going to be a lifetime investment for our owners and, because of the resort lifestyle, they expect the finest possible materials and construction methods.

The Excitement Builds

Salpare Bay is going vertical! First we moved nearly a million yards of earth to create a magnificent new marina. Then we restored an entire river beach and habitat to create a pristine park for our residents. This took some time, but now it’s happening, and in a big way. If you drive out to Salpare Bay these days, you will see some of the following, right before your eyes:

* The harbormaster station is almost complete
* Backfill and plaza area utilities are going in to support the marina
* Lay-down areas are being prepared for onsite construction parking
* The pad for building C is being prepared for the mat slab
* Reinforcing steel is in fabrication
* Installation of rebar will begin shortly
* “Look boss, it’s d’crane.” The crane will be onsite in April
* A major expansion and renovation of the Presentation Center is well under way, with the new Center scheduled to open towards the end of March

Portland’s Vibrant Marketplace

Portland and Seattle are both sizzling hot, from a real estate point of view. RMLS of Portland reports the following findings in a recent published, statistical update.

* There is only 4.5 months worth of inventory available in Portland Metro. Many observers consider any number less than 6.0 months supply to be a shortage of homes.
* Average market time for homes is 43 days, the second shortest time in the past decade.
* Values are increasing in a double digit manner. 2006 appreciation, overall market, averaged 14.0%.
* Real estate prices, as the chart shows, are holding very firm. No bubble, here!
* Scarcity of land continues to thwart growth. Land values are escalating every month in Portland Metro.

The Haps at Salpare Bay

There is a lot going on at Salpare Bay these days, but please note some of the following dates.

- February 26 - TeamBuilder moves into Presentation Center, although doors remain closed to the public for a few weeks
- March 1 - New media blitz starts, announcing the 100% sell-out of Phase I and urging people to register for the second release
- May 12 - Price ranges disclosed for second release
- April 1 through May 12 - Various events for registered customers
- May 19 - Second Release
